Brookmere Association, Inc. was established in 1953; it is a planned development, not an HOA. It has Bylaws and Articles of Incorporation, as well as Rules & Regulations. It is a non-profit organization for social and recreational purposes. The business year runs from January through December, and Corporation meetings are held in January, April, July, and October. Dues are paid on a quarterly basis.
Members of the Association are able to use the Association facilities: the lake, meadow, and swimming pool, and its restrooms. Two canoes and one flat-bottom boat are kept by the dock, for the use of members. There are various committees and projects to keep this beautiful area looking its best. The lake is dredged every now and then, and sometimes there is maintenance to the pumps. There is a pump-house located near the dock.
Street parking is only allowed on the lake-side of the street. Association members or their tenants may make advance reservations for use of the meadow (I have heard it is a lovely place to hold a wedding). Wading or swimming in the lake is not permitted. All private boats must be approved by the Lake Committee. Children under a certain age (see Rules) must wear a flotation device when on a boat in the lake.
Dogs are to be kept on leash unless the owner is present and attending their dog. Be aware that the lake does attract Canadian Geese, ducks, and the Rare White Pelican -- do not let your dog chase the birds, as the birds can be aggressive, especially if they are nesting. And, there is "adult swim time" at the pool two times a week. There is technically no lock on the pool gate, but in order to get the gate to open, to go in or out, one must press a button that is pretty high up on a wall (would be difficult, but not impossible, for a very creative child to get in on their own). The driveway/security gate to the Brookmere Association: If you own a newer model car, it can be programmed to open the gate, or a remote can be used (the Seller does not have a remote). The gate can also be programmed to accept codes that are specific to the homeowner and will call the homeowner telephone. There are general codes for emergency services.
Trash collection is not included in the Association dues. There are two options pertaining to trash collection -- you can either walk your trash cans to the curb on Burleigh Dr., just outside of the Brookmere security gate, or you can pay to have a service come directly to your house and collect your trash cans.
Please note the Association does not have a "manager;" rather, all members take care of the property.
Lastly, the preferred spelling of the street by the Association is Clubhouse, not Club House, as the County Assessor uses.
